A 40 yard is the largest roll-off we run and the most misunderstood. People ask for it because the job feels big. Big and heavy are different problems, and only one of them is solved by more cubic yards. Eight foot walls exist to hold air — framing, siding, cabinetry, crating, whole-house contents — not to hold more weight than a 30 can.

Why people choose the 40 yard
The weight allowance on a 40 is five to six tons, barely more than a 30 and nowhere near proportional to the volume. Fill it with anything mineral and it becomes unliftable well before the halfway mark. Concrete, brick, tile, stone, gravel, sod and arena sand belong in a 10, swapped as often as the job needs. This one rule decides sizing in Douglas County, and it points down more often than up.
Where a 40 truly earns its place is a production site or a large clearing. New construction framing and sheathing scrap, a full siding replacement, a commercial tenant strip-out, cabinetry and casework from a big remodel, or an entire household of furniture and boxes from a long-held acreage property. All of it is bulky, light and endless, and swapping smaller boxes three times would cost you more days than it saves.
Placement is the real constraint. Many Parker covenants require driveway-only placement, and a 40 that overhangs the sidewalk or sits partly on turf is out of compliance the moment it lands — which rules the size out on plenty of lots here regardless of the project. Will it fit?
This size needs the most room of anything we run: about 22 feet for the box, 70 to 100 feet of straight, firm approach and 25 feet of clear overhead for the hoist at full tilt. Power drops, gate arches and mature trees over the apron all end the conversation. Gravel acreage drives need to be dry and compacted, since a loaded 40 is the heaviest thing that will ever come down them. In gated communities, check the gate width and swing radius with your association before delivery day.

When is a 40 yard actually the right call?
When the debris is bulky, light and continuous — a framing package on a new build, a full siding replacement, a commercial strip-out, or an entire acreage household being cleared at once. If you would describe the material as mostly air, the 40 earns its keep. If you would describe it as heavy, it is the wrong container no matter how large the property or how long the project runs.
Why can I not put concrete or shingles in a 40 yard?
Because the weight allowance is five to six tons and dense material reaches it in the bottom couple of feet. An overweight box cannot be hoisted safely or driven legally, so it stays where it is until you unload it by hand. Roofing is the same story: shingles are far heavier than they look. Heavy debris goes in a 10, swapped as often as needed, and the job never stalls.
Will a 40 yard fit in my Parker driveway?
Often not, and covenants decide it as much as geometry. A great many Parker communities require the container to sit entirely on your driveway, and a 40 plus the truck needs more straight run than most residential aprons offer. Overhanging the sidewalk or the turf strip triggers a violation letter fast. Send us a photo of the drive and gate, and confirm your association rules, before you commit to this size.
What is the difference between a 40 and a 30 in practice?
Two feet of wall height and about a ton of extra allowance. The 30 handles almost every residential job in Douglas County, fits far more driveways, draws less attention from architectural committees and swaps quickly. Choose the 40 only when you have both the space and a genuinely high volume of light material. On a live build, ask us about construction container scheduling instead of guessing.
Can a 40 yard go on the street instead?
Sometimes, with permission. Street placement in Parker generally requires approval and safe traffic control, and your association may prohibit it outright even where the city allows it. Requirements change and enforcement varies, so confirm with the Town of Parker and your HOA before assuming it is an option. On county roads outside town limits, check with Douglas County first.
