What happens if we find firearms in the house?
Stop and secure them. Firearms are common in Colorado households, and an estate cleanout is exactly when an unsecured one gets handled by someone who should not be handling it. Transfer through a licensed dealer, or contact the sheriff's office about surrender options, and let the personal representative decide with the attorney. Ammunition, primers and black powder cannot go in the container under any circumstances.
Could we accidentally throw away mineral or water rights?
It happens. The paperwork looks like clutter: a thin deed, small royalty cheques, a state well permit, a ditch company share certificate. Those interests can be worth real money and can pass separately from the house itself. Do we need to wait for probate before clearing the house?
