Parker's housing stock is younger than most of the metro, and that changes what demolition looks like here. Two things decide how the job is staged. Anything older than roughly 1990 — downtown Parker, Sedalia, Louviers, the rural farmhouses — needs a CDPHE Regulation No. 8 asbestos inspection by a Colorado-certified inspector before you disturb it, and we cannot accept asbestos-containing material in any container. The other is concrete. Deck footings, patio slabs and garage aprons belong in a separate heavy can, not mixed with wood and drywall.

Matching Container Size to Demo Volume

Demolition debris is bulky, so plan by footprint rather than by weight. A typical Parker deck of three hundred square feet, framing and all, fits a 20 yard dumpster with room for the railing. A kitchen and two baths together, or a full basement de-finish, usually wants a 30 yard dumpster. Whole detached garages and multi-room strip-outs go to a 40 yard dumpster where the driveway can take the length. Footings and slab go in a separate low-side can. Asbestos, Utilities and Site Prep

Before demolition, two calls matter. The first is a Colorado-certified asbestos inspector if the structure predates about 1990; CDPHE Regulation No. 8 sets the trigger amounts and enforcement is real, so check current requirements at cdphe.colorado.gov rather than relying on what a neighbour did. The second is Colorado 811 before any post, footing or slab comes out of the ground, and on acreage mark the septic field and the well head yourself. On site, we set protection boards under the rails and photograph the driveway, because expansive clay has usually cracked Douglas County concrete long before our truck arrives.

Can I put deck boards and footings in the same dumpster?

No, keep them apart. Wood and composite are light and bulky; concrete footings are dense and will hit the weight limit before the can looks half full. Clean concrete also has a recycling path — it gets crushed to aggregate — which only works if it is not mixed with lumber and hardware. On a deck teardown we usually drop a light debris can and a small heavy can side by side.

Does my Parker house need an asbestos inspection before demo?

It depends on age and scope. Most Parker homes date from the 1990s onward and are far less likely to contain asbestos, but downtown Parker, Sedalia, Louviers and the older farmhouses absolutely can. CDPHE Regulation No. 8 requires inspection by a Colorado-certified inspector once you disturb more than the trigger amounts. Requirements are revised periodically, so confirm with CDPHE or your inspector. We cannot take asbestos-containing material in any container.

How do I get rid of an old hot tub?

Drain it, disconnect the power at the breaker and have an electrician pull the whip if it is hard-wired. Then cut the shell into quarters with a reciprocating saw and a demolition blade; the foam-filled cabinet comes apart with a pry bar. Quartered, a standard spa takes up roughly a third of a 20 yard can, which leaves room for the decking around it.

Do I need a permit to demolish a deck or shed in Parker?

Often yes for anything structural, and your HOA may also require ARC design-review approval before the replacement goes in. The two are separate approvals and both can bite. Check the building division at parkerco.gov, or the county if you are outside town limits, and read your covenants. Codes and covenant rules change, so confirm before the saw comes out.

Can you swap the container mid-demo so my crew keeps working?

Yes. Swap-outs are next-day as standard, and if we know the schedule in advance we can often line one up for the following morning so the crew is not standing around.
